Construction Begins at One One One Morgan in West Loop

Continuing the revitalization of the West Loop's thriving residential corridor, Evanston-based Winthrop Properties has broken ground for One One One Morgan, its new-construction loft community located at 111 S. Morgan St. The community is now more than 60 percent sold.

One One One Morgan will feature 166 homes with one to two bedrooms plus den, one to two baths and 680 to 1,535 square feet. A three-bedroom, 2,376-square-foot duplex penthouse is also available. Base prices range from $180,900 to $426,000, and the penthouse is priced at $726,000. Deeded, indoor parking is $25,000 per space.

"With its vintage red brick exterior and magnificent street presence, One One One Morgan promises to be a very impressive addition to the West Loop," said Bob Horner, co-principal of Winthrop Properties. Forty-one floor plans at One One One Morgan will feature soft-loft construction with 10' exposed concrete ceilings, exposed ductwork and columns, open layouts, partial-height walls, hardwood flooring and track lighting. Each residence also comes standard with a private east- or west-facing balcony, offering from 60 to 680 square feet of outdoor living space.

Kitchens at One One One Morgan feature 42" furniture-quality cabinetry, Italian granite countertops and a black appliance package. Buyers can also opt for stainless steel appliances, a stainless steel apron for the kitchen island, Italian cabinetry and a glass, mosaic tile backsplash.

Baths come with 12" by 12" ceramic tile flooring, as well as tub and shower surrounds, 5' soaking tubs and optional designer Italian vanities.

"West Loop buyers expect to find this level of quality and attention to detail in a modern loft, but what they don't expect is how relatively inexpensive these high-end features are at One One One Morgan," said Ibrahim Shihadeh, co-principal of Winthrop Properties. One One One Morgan also extends a special financing program to first-time homebuyers, noted Horner. Qualified first-time buyers are encouraged to take advantage of a 5-percent down payment program, offered in conjunction with Chicago-based New Century Bank.
