A
complete rehabilitation, down to the exterior walls, of a
national landmark six unit graystone into six luxury condominiums.
Sales prices ranges from $189,000 to $225,000. This project
required a high degree of skill and care to insure that the
historical features of the building were not damaged while
creating a modern and very livable home for the occupants.
Extensive work with the City of Chicago and the State of Illinois
was required to insure that the buyers of the condos were
able to benefit from a ten year real estate tax freeze on
their homes.

Twelve
new construction, entry-level town homes in west Evanston
for which the developers won a "Good Neighbor" Award
from the Chicago Area Realtors. These New England style homes
with white picket fences ranged in price from $235,000 to
$270,000. This project required close cooperation with the
City of Evanston, the alderman and the local community organization
to insure that the needs of all the constituents were met.
The parcel of ground on which these homes sit was vacant and
a considerable eyesore to the community for over ten years
prior to our development. The "Good Neighbor" award
was granted based on our ability to balance the multiple competing
needs of the neighbors, the city and the buyers of these homes.

138 unit residential loft conversion in Printers Row. Prices
range from $150,000 to $375,000. This is another landmark
building requiring the special care and attention to detail
which is the hearth of our approach to business. This is
a true loft building constructed of heavy timber beams and
classic "Chicago" brick with a truly unique facade.
It sits in the heart of the Printer's Row neighborhood and
is close to the financial district on LaSalle Street and
State Street's shopping.

A
167 unit residential new construction luxury loft style
condo project in the heart of the West Loop. Prices range
from $170,000 to $750,000. The development of this project
involved working with the local community organization and
the City of Chicago to create a design which was consistent
with the historical nature of this rapidly growing neighborhood.
This building underscores our fundamental belief that the
homes we build should be as complete as possible and not
require thousands of dollars of upgrades to make them livable.
Therefore, we have finished these condos with hardwood floors,
granite countertops, upgraded cabinets and fireplaces, all
as standard features.

Bishop Townhomes

Sixteen
luxury townhomes on, what was at the time, the western edge
of the West Loop. These townhomes ranged in price form $340,000
to $465,000. Construction was all masonry. This development
presented the challenge of fitting sixteen large townhomes
on a relatively tight site without forcing the residents to
deal with narrow driveways and inadequate parking. The problem
was solved through an innovative design strategy that separated
the entry and garage levels on the ground and first floors
and provided each home with a full basements and a two car
garage. We are pleased that our pioneering in this new neighborhood
has helped to make it one of Chicago's fastest growing.

The
Evanston Galleria

Conversion
of the former Evanston Marshall Fields Building from apartments
and retails to condos and retail. Built in 1928, this project
consists of 52 condos and ten retails shops plus a church.
Locate din the heart of Evanston, selling priced ranged
from $185,000 to $410,000. The units were dramatic in design
and innovative in the way they utilized high ceilings to
create a sense of spaciousness in relatively small units.
Exemplifying our concern for details was the investment
we made in rebuilding the signature clock which had been
out of commission for over a decade. The recommissioning
of this clock took place as part of the city's Christmas
celebration and was attended by the mayor and a majority
of the alderman.

Apartments

A
65-unit apartment building in Chicago rehabbed for upgraded
rental. This project involved taking an old, rather run down
apartment building which many believed had seen its best days
and breathing new life into it. Through the replacement of
roof, windows, rear porches, doors, installation of extensive
landscaping and the decorating of all common areas we made
the building appear as good as new. To further improve the
building for the tenants, we replaced the kitchen cabinets
and generally upgraded the apartments.
